Our first neighborhood on the list is Red Oaks. With its easy access to freeways and a brand new Lakeline Park, this neighborhood is perfect for those seeking convenience and outdoor activities. Lakeline Park offers a plethora of amenities, including a fishing pier, kayak launch, hike and bike trails, performing arts pavilion, and a state-of-the-art playground. The homes in Red Oaks are higher-end, typically starting in the mid $700s and reaching around $1 million, offering a luxurious living experience.

Buttercup Creek
Next up, we have Buttercup Creek, one of the oldest neighborhoods in Cedar Park. The homes in Buttercup Creek offer a good entry price point in the low $300s, with homes listed up to $1 million. What's more, the upcoming Downtown Bell district adjacent to Buttercup Creek will be a game-changer. This new development will make the neighborhood walkable and add a vibrant touch to the area with new restaurants, retail, and recreational facilities.

Brushy Creek
Moving on, we have the Ranch at Brushy Creek. This neighborhood is known for its higher-end homes and proximity to parks. It's important to note that while most of this neighborhood falls under Cedar Park, only a small percentage is zoned for Leander ISD. The majority is zoned for Round Rock ISD, which may be worth considering for families with school-age children. The Ranch at Brushy Creek has its own Community Center with a Jr. Olympic-size swimming pool, a toddler's pool, and a covered pavilion. Residents also have easy access to the 90-acre Brushy Creek Lake Park, which includes a 38-acre lake for kayaking, canoeing, and fishing. Homes in the Ranch at Brushy Creek typically start in the mid $500s, with a few luxury listings over $1 million.

Whitestone Oaks and Gann Ranch
Now, let's talk about Whitestone Oaks and Gann Ranch. These neighborhoods offer older homes in the mid-range price of $400,000 to $600,000. Located close to Veterans Park, which hosts one of the area's best dog parks, and Good Lot, which offers a lovely outdoor event and dining facility outfitted with a bar, various food trucks, and a play area for the kids.

Forest Oaks
Last but not least, we have Forest Oaks. Similar to Red Oaks, this neighborhood boasts homes in the $500,000 to $600,000 range. What sets Forest Oaks apart is its walkability to nearby schools such as Gupton Elementary, Middle School, and High School. Additionally, quick access to the toll road and Parmer Lane makes commuting a breeze. Forest Oaks has a few different neighborhood sections, but my favorite section boasts tree-lined streets, alley access garages, and white picket fences. It's truly the perfect combination of location and charm. These homes do not last long; my last client that purchased in this area went under contract within three days of the home being listed.
