In January 2024, Cedar Park recorded 30 sales of resale homes and zero sales of new builds. On the other hand, Leander saw 47 sales of resale homes and an impressive 57 sales of new builds. This disparity underscores Leander's potential for growth compared to Cedar Park, where the market appears more stable.

Despite the difference in activity, both suburbs share a similar median closed price. Cedar Park's median closed price was $422,500, while Leander's was slightly higher at $466,500. However, when considering new builds exclusively, the median price in Leander exceeds $550,000. Additionally, both suburbs have a median days on the market of just over two months.

Median Year Built

The median year built provides insight into the age of homes in each suburb. Cedar Park has a median year built of 2002, indicating a more established housing stock. In contrast, Leander's median year built is 2017, reflecting newer developments and ongoing growth.

Education

Both Cedar Park and Leander are located within the Leander Independent School District (ISD), which Niche.com rates as the top school district in Williamson County. This accolade highlights the commitment to academic excellence in both communities, making them attractive options for families.

Lifestyle

When it comes to lifestyle amenities, Cedar Park offers a plethora of options thanks to its older infrastructure. Residents can enjoy a wide range of dining, shopping, and entertainment options, including major retailers like Target, Walmart, and Whole Foods. Additionally, Cedar Park is home to the HEB Center, a popular venue for concerts and events.

In contrast, Leander is still in the development phase, with projects like the Northline development promising further growth and amenities. While the area continues to evolve, residents may find themselves venturing into Cedar Park for dining and entertainment options.

Location

Cedar Park's proximity to Austin makes it an appealing choice for those seeking easy access to the city. However, due to its larger size, Leander's distance from Austin can vary depending on the specific location within the suburb.
